Where a chimney meets the roof, flashing has to seal a joint between two very different materials — masonry and shingles — that expand and contract differently with the weather. Over time the sealant dries out, the metal corrodes, or the flashing separates from the chimney, and water works its way in around the base.
We repair or replace chimney flashing as its own job, or as part of a full roof replacement when the chimney is being re-flashed anyway.
